Issues Of Importance

For you folks who are buying new construction, it's important that you're aware of a basic industry ground rule. Most builders require that new home buyers have their real estate agent present with them on their first visit to their community. With that in mind, if you were to check out a builder community without my being present, it would be wise for you to list me as your agent if you fill out the builder's registration form. Not doing so could disallow any rebate that I could pass on to you. Also, as you may be aware, builders do not pass along a real estate commission to buyers who don't have an agent. Rather, they keep it for themselves to increase their profit margins.

Likewise, if you're buying a resale property from a private owner, it's usually not a good idea for you to call the seller's agent or the homeowner directly. Not only could you accidentally reveal something to them that would put you at a negotiation disadvantage, but it can also jeopardize my representing you as your agent, and thereby result in you losing out on your cash rebate.
